Our Process

Develop a Strategy to Unlock the Potential of Your Land

We will arrange a time to meet with you to understand your requirements. Once engaged we will investigate the physical site and planning constraints and develop a strategy in consultation with you and the key consultants to unlock the maximum potential of your land.

This includes developing a design that is fit for purpose according to the target market, site constraints, planning constraints, funding constraints and delivery method.

Prepare a Project Feasibility

We will prepare a project feasibility which will enable you to gain a deeper understanding of your project and the potential development return.

The project feasibility will include the anticipated development programme, project revenue, and anticipated costs that you as the developer will incur throughout the course of the project.

Such costs typically include cost of the land, consultant costs, construction costs, sundry and statutory costs, legal costs, sales and finance costs.

Engagement of Key Consultants

Using our consultant contacts and network, we will run an Request for Proposal (RFP) process and engage consultants which fit best to the scale and needs of your project. We will undertake analysis of all RFPs, reviewing all tags and exclusions.

We negotiate all consultant contracts on your behalf so you are aware of the actual cost. We will provide you with an RFP recommendation.

Design Development

Once the recommended consultants are engaged, CPMC will co-ordinate and manage the design of the project efficiently on your behalf. We will arrange and chair design team meetings, take meeting minutes and issue all meeting minutes.

We will continue to critically look at the financial health of your project as we progress through the design process, looking for opportunities to unlock additional value while keeping costs down.

We will engage with you regularly throughout the design process. We will report to you on a monthly basis with consultant progress report and payment schedule, including all consultant invoices which are due for payment in accordance with their short form agreements.

Lodge Consents

After the design has been agreed we will manage the co-ordination of all specialist reports required to lodge a resource consent (if required) and building consent.

We co-ordinate and manage all Council RFIs. Our relationship with key Council contacts ensures this process is streamlined and consents are uplifted swiftly.

Tender the Project

We will seek expressions of interest from suitably experienced main Contractors and we will tender your project to a short list of Contractors a two key stages:

  1. At point of lodging a resource consent, engineering approval or building consent;

  2. Again once resource consent, engineering approval or building consent has been uplifted.

If requested, we also offer an additional Construction Management Service outside the traditional main contractor tender process with the sole purpose of driving materials and subcontractor savings.

Engage a Contractor

We will undertake analysis of all tenders on an elemental basis, reviewing all tags and exclusions and negotiate on your behalf so you are aware of the actual cost of each tender.

We will provide you with a tender recommendation, including preparing in consultation with your legal advisor, funder and any other stakeholders a construction contract including all of their specific requirements.

We will appoint a Contractor on your behalf, including arranging for the execution of the Contract by both parties.

Construction Management

During this phase we can either act as an Engineer to the Contract or Principals Representative or simply your Project Manager depending on the size and scale of the Project.

In these roles we will attend regular PCG meetings, chair the meetings where required, take minutes, issue meeting minutes and instructions to the contractor where required.

During construction we will observe and manage all project matters through to Practical Completion including regular reporting to you.

We will review monthly claims for accuracy, make adjustments where required and authorise claims for payment.

Funding Assistance

Depending on the equity available we are happy to support you through the process of making a funding application through our existing first and second tier funding contacts.

Banks will typically require, a project feasibility, valuation, concept design, as if complete valuation, and other supporting information.

In addition to this funders will look more favourably at projects that are professionally managed.
